Renovation and Restoration of a Historic Building in Milan

The project involved the comprehensive renovation and redevelopment of a historic 1930s building on Corso Buenos Aires, in the heart of Milan. Led by Progetto CMR, the project involved Progetto Design & Build for construction site management, InFire for fire safety engineering, and STAIN Engineering for MEP design, with architect Chiara Caberlon contributing to the interior design. Long left unused, the building was restored and transformed into a contemporary hospitality destination, bringing new value and functionality to a strategically located property within the urban fabric of Porta Venezia.

A New Architectural Project for Hospitality

The project involved a comprehensive architectural and spatial reorganisation, including the creation of 59 guest rooms and new areas dedicated to hospitality and dining, including a rooftop restaurant with a terrace.

The design reinterprets the building through a contemporary architectural language, while maintaining a dialogue with its historic character and existing structure, as well as with the urban context of Corso Buenos Aires and Porta Venezia.

Building Renovation and Adaptive Reuse

The redevelopment involved the entire building, with targeted interventions to the existing structure and construction elements. Key works included the complete replacement of the roof, the restoration and upgrading of selected floor slabs, targeted modifications to the load-bearing masonry, the extension of the staircase core, and the installation of new lifts.

The reorganisation of the spaces enabled the building to be adapted to its new hotel function, improving its functionality, comfort and overall performance.

 

Energy Upgrading and Performance Enhancement

Particular attention was devoted to MEP upgrades and energy efficiency, through the introduction of new technological solutions and systems designed to meet the requirements of contemporary hospitality.

The intervention enhanced the performance of the existing building while balancing the needs of its new function with the characteristics of a historic load-bearing masonry structure.

An Urban Regeneration Project in the Heart of Milan

The Puccini Hotel Milano is an example of the adaptive reuse and regeneration of existing building stock, where architectural renovation becomes a driver of urban regeneration.

The transformation of a long-abandoned building into a new hospitality destination contributes to the enhancement of Milan, Porta Venezia and Corso Buenos Aires, through an architectural approach that combines the building’s heritage with new functional requirements and contemporary design.
