In the heart of Corso Buenos Aires, a 1930s building is given a new lease of life as a contemporary hotel. An integrated project involving several companies within the Progetto CMR International Group.
Milan, September 17, 2026 – A new hospitality destination opens in the heart of Milan. Located on Corso Buenos Aires, Puccini Hotel Milan, part of Tapestry Collection by Hilton, is the result of the complete redevelopment of a historic 1930s building. The project combines architecture, technological innovation and the enhancement of existing heritage.
Progetto CMR leads the architectural redevelopment
Progetto CMR played a leading role in the building’s architectural redevelopment. Several companies within the Progetto CMR International Group contributed to the project. Progetto Design & Build was responsible for construction site management, InFire for fire safety engineering, and STAIN Engineering for MEP design. Interior design was entrusted to architect Chiara Caberlon.
Progetto CMR focused on the building’s architectural and functional transformation. The project redefined the layout and reinterpreted the existing spaces through a contemporary approach. The aim was to preserve the building’s original identity while improving its performance.
The redevelopment covers approximately 2,700 sqm across five above-ground floors. The works involved a complete renovation of the interiors and building systems. Targeted structural interventions were also carried out. These included the extension of the staircase, the replacement of selected floor slabs and the roof, as well as the installation of new lifts.

Innovation and energy efficiency
Particular attention was paid to the building’s energy performance. The new hotel features a hybrid building systems configuration. It combines rooftop photovoltaic panels with conventional mechanical systems. A gas-powered system also supports peak energy demand.
The transformation required specific solutions to meet the needs of a hotel facility. These included the installation of large-capacity water storage tanks and targeted structural reinforcements. These interventions were particularly significant in a 1930s building characterised by load-bearing masonry walls.

Progetto Design & Build: continuity between design and construction
The technical and logistical complexity of the project required close coordination between the different teams. The challenging schedule also made integration between design and construction essential.
In this context, Progetto Design & Build managed the construction site. The company supported the investor and designers throughout the operational decision-making process. It also helped optimise costs, timelines and construction solutions through value engineering.
“Given the complexity of the complete redevelopment of a historic building, Progetto Design & Build’s approach ensured continuity between design and construction from the earliest stages. We worked alongside the investor and designers, sharing decisions throughout the process,” comments Massimiliano Notarbartolo, CEO of Progetto Design & Build.

A new hospitality concept in the heart of Milan
The hotel features 59 rooms and draws inspiration from the world of theatre. This theme reflects its proximity to Teatro Puccini and the hotel’s name.
The interior design concept, developed by Chiara Caberlon, translates this inspiration into the hotel’s rooms and communal areas. Highlights include a rooftop restaurant with a terrace, designed as a privileged connection point with the surrounding cityscape.
As part of Tapestry Collection by Hilton, Puccini Hotel Milan reflects the brand’s approach to hospitality. Each hotel is designed to express its own identity and maintain a strong connection with its local surroundings.
“Puccini Hotel Milan is a clear example of how we approach the redevelopment of existing buildings. We see it not as a simple change of use, but as an opportunity to bring together architecture, performance, construction complexity and the relationship with the city. In such a distinctive urban setting, the new hotel establishes its own contemporary identity while maintaining a strong connection with its surroundings,” concludes Massimo Roj, CEO and Founding Partner of Progetto CMR.
With Puccini Hotel Milan, Progetto CMR reaffirms its commitment to the enhancement of existing building heritage. Its multidisciplinary approach brings together architectural design, engineering expertise and construction capabilities. The goal is to give buildings a new lease of life and create new opportunities for urban spaces.
